Renters’ Rights Act 2025: local authority enforcement powers and duties

The main provisions of the Renters’ Rights Act 2025 are almost upon us. They come into force on 1 May 2026 and as Harrison Engler sets out they are the biggest changes to housing law in decades. Enforcement by local housing authorities is central to the new statutory scheme and will be one of the most significant developments over coming years. If a Renters’ Rights Act provision is capable of being breached, there will be a provision allowing for enforcement by local housing authorities.

Woolf v Goldfinch: disputed registration of an easement involving issue estoppel

Harrison Engler discusses the First-tier Tribunal (Property Chamber) decision in a complex land registration case about the registration of an easement. He represented the respondents. The applicant sought to register a right of way over the respondents’ land, relying primarily on a 2010 County Court order and, in the alternative, on prescription.

Joanna Thom and Harrison Engler act pro bono in successful High Court appeal against 3-year-old rape finding: Re A (Appeal: Findings of Fact) [2025] EWHC 1279 (Fam) [2025] 4 WLR 72

Joanna Thom and Harrison Engler represented a father pro bono in his successful appeal against a finding that he raped the mother. Rather unusually, the rape finding had been made 3 years before. In his judgment, Mr Justice Hayden gives important guidance on procedural and substantive aspects of private law fact-findings.
