Residential evictions are back

The stay on residential evictions finally came to an end yesterday (31 May 2021).

The Public Health (Coronavirus) (Protection from Eviction) (England) (No.2) (Amendment) Regulations 2021 had extended the ban from 31 March 2021 to 31 May 2021 (reg 2).

Notice periods

From today (1 June), notice periods previously set at 6 months, are now reduced to 4 months.

According to government plans:

  • from 1 August 2021, notice periods will be reduced to 2 months (for arrears of less than 4 months)
  • from October 2021, notice periods will return to pre-pandemic levels.

Housing Minister Christopher Pincher said that the government "will ensure tenants continue to be supported with longer notice periods, while also balancing the need for landlords to access justice. Crucial financial support also remains in place including the furlough scheme and uplift to Universal Credit.
